Selling your home can feel overwhelming, but understanding the process ahead of time can make it much smoother. While every transaction is unique, most home sales follow a similar timeline.
1. Preparing Your Home
Before listing, we’ll focus on pricing, staging, and minor improvements that help your home shine. This step may take a few days or a few weeks, depending on your goals and the market.
2. Listing & Marketing
Once your home is live, professional photos, online exposure, and targeted marketing attract buyers. Showings typically begin immediately, and in many markets, offers can come in within the first few weeks.
3. Offers & Negotiations
When an offer is received, we’ll review price, terms, contingencies, and timelines together. Negotiations may include repairs, credits, or closing dates. This stage usually takes a few days.
4. Under Contract
After accepting an offer, the buyer completes inspections and finalizes financing. This period often lasts 2–3 weeks. I’ll coordinate communication, deadlines, and any requested repairs to keep things on track.
5. Appraisal & Final Steps
The lender orders an appraisal to confirm value, and the title company prepares closing documents. We’ll address any last details during this time.
6. Closing Day
On closing day, paperwork is signed, funds are transferred, and ownership officially changes hands. From listing to closing, most sales take 30–60 days.
Having an experienced agent guiding you through each step helps reduce stress and ensures a smooth, successful sale. With the right plan and support, selling your home can be an exciting next chapter.
